Enjoy golf, horse riding, watersports, sailing and fishing, whilst dog lovers, walkers and cyclists will enjoy the Tarka Trail. Dining out in Instow is a delight with excellent restaurants overlooking the Lundy Island sunset and Appledore across the bay. Shop and pub ¼ mile.

Open plan living/dining room with open fire and double sofa bed (for alternative sleeping only) with handmade oak kitchen area with Belfast sink. Oak floors throughout. Double bedroom with 5ft handmade 18th-century half tester bed and electric blanket. Bathroom with slipper bath, separate corner shower cubicle and toilet. External wet room with toilet.

    We enjoyed our first visit to The Old School Room so much that we made a second visit, I had many reasons to book and was even better than the first. The owners are very friendly and helpful, they welcomed us with a lovely lit fireplace with enough coal and wood for the evening along with milk, butter and a loaf of fresh home made bread. The cottage was immaculate, just right for a couple, original design, all appliances in great condition such as the new oven and dishwasher, pots, pans, glasses, cups, trays and cutlery, everything you could need for 1 week. There is a lovely antique, comfortable bed with a heated blanket, which was a God send as it was a cold February. It's extremely nice to be able to bring our dogs along with us, you cannot leave them alone which makes perfect sense, but when you have such amazing dog friendly beaches and pubs why would you feel the need to? The beaches are fantastic and every dog was friendly around kids and adults alike. There is a local village style shop named John's which has everything you'll need for the fireplace and fresh food including their own butchers. Prices are fair. Overall a great place and looking at previous reviews I fail to understand how they would give anything other than a 10/10. We love this house and location enough to want to come back soon.

    Great place to stay, great attentive hosts. Local pubs have atmosphere and good food. recommend the local Deli. A good base not quite off the beaten track, but for us quiet enough and access to all of what North Devon can offer

    Response on behalf of the Owner; Thank you for your feedback. We are somewhat surprised and disappointed to read your comments following your recent stay at The Old School Room. With regard to the scores that you gave, the house was thoroughly cleaned prior to your arrival but as you arrived over an hour earlier than the allocated time, I was unfortunately unable to complete a final check but I am most certain that the house was ready and cleaned to the highest standard. The property and other facilities are regularly maintained and we take appropriate action to improve our accommodation at every opportunity. We have just purchased and installed a brand new oven and a brand new set of saucepans were added to the kitchen at the beginning of the season. We would have appreciated feedback as to what areas you feel require more attention and we regret not having the opportunity to discuss. We go to great lengths to provide everything our guests need and we always leave a welcome gift of eggs, homemade bread, butter and staple items such as milk, tea and coffee. We do hope that you enjoyed this!

    The living/dining space was very cramped in comparison to the sleeping area. The garden needed to be tidied up as the access steps were overgrown with damp vegetation. Outside sitting area was overlooked by the main house.

    Lovely location and beautifully equipped with some very original decorative features. Very cosy cottage, especially as we stayed at the end of February. Good walking all around the coast, and towards Exmoor. Beach very dog friendly, as our most of the pubs in the village. Highly recommended.
