Ox Lodge Barn is a single storey holiday property situated in the High Weald of East Sussex, ideally suited to someone with walking difficulties. The property is well thought out, with the bedrooms at either end of the property, with the living areas in between, giving complete privacy to guests. The spacious yard may be shut off to contain dogs or children. Excellent walks, a vista of stunning views and carp fishing by arrangement with the Estate are available. Bird watching can also be arranged with a local expert. Local attractions include ‘Batemans’, Rudyard Kipling’s home and Sarah Raven’s cutting garden. The historic town of Rye is 30 minutes, Battle, 10 minutes, Tunbridge Wells, 30 minutes and Brighton, 45 minutes. Robertsbridge station is 5 minutes away with a journey time to London Charing Cross of 1 hour 10 minutes. Shop and pub 2½ miles.

Ox Lodge Barn (PQQW) and Coblye Barn (PJJR), situated 1 mile apart, can be booked together to accommodate up to 7 guests.

Living/dining room with wood-burning stove and kitchen area. Two double bedrooms, one with 5ft bed, additional Z-bed (for +1) and en-suite shower room with toilet, one with 5ft four poster bed with en-suite bathroom with over-bath shower and toilet. Beams throughout.

    We thought it was wonderful - such a comfortable place to stay in the most beautiful setting. Loads to go and see and do and close to the seaside too. We absolutely loved the farmyard setting and being able to walk the dog out from the front door. Would definitely go back again. You have to drive to the local shop for food but it was a small price to pay for the location.

    Having rented cottages for the past 20 years, we sadly have to be very candid with this review on Ox Cottage We feel that that this Cottage to be very tired, the ambiance was like an unkept back yard, not what we would call a holiday home. The brochure showed rolling fields, they were there but the only view from the Cottage was a desolate yard with a rusty bath and chairs and an old wooden shed.The flower troughs appeared to have been neglected or an after thought. The promise of a welcome pack was not kept, as was the first basket of logs. The heating seemed to have no occupier control.To say we were disappointed is an understatement, it spoilt our holiday, waste of money. Most people only get one holiday a year and it is so upsetting to feel let down like this.

    Response on behalf of the Owner; We were sorry to read John's review and can only offer our apologies. After a dry summer the yard does look a little sorry and we had not yet got around to filling up the wood basket. These two points have now been sorted. The heating is also fine. Perhaps it had not been used for some time. Most of all we are so sorry that the bathroom door mechanism broke and your friend was locked in. It must have been a frightening experience. This has also been fixed. We wonder why you did not make contact during your stay. We are mindful that this is the worst and first very negative review and we take any criticism very seriously. Our sincere apologies once again.

    We thoroughly enjoyed our stay at Ox Lodge Barn. It is beautifully organised with two spacious bedrooms and en-suite bathroom/shower room. The living space being open plan makes for an airy feel. The location is lovely, green fields and utter peace and quiet. The owners are friendly, as are two delightful chaps who have space in the area for workshops. They gave lots of local information. My dogs hugely enjoyed their time at the barn too!
