Situated in the beautiful countryside of Withies Green, this detached barn conversion provides idyllic accomodation for guests wanting a quiet and relaxing break away.

This stunning, detached barn conversion is situated in the beautiful countryside of Withies Green in Essex. Nestled in 125 acres of farmland on the owners’ working farm, Tatters Barn is perfect for couples to enjoy a romantic break and explore the surrounding area. There is a bike store and plenty of cycle routes nearby giving you the ideal opportunity to enjoy a relaxing break without the hassle of driving. After a day out exploring you can enjoy a barbecue in the large enclosed courtyard garden and admire the countryside views.
Beautifully converted, this unusual open plan holiday home offers luxurious accommodation whilst retaining original beams throughout. The spacious living area has comfortable leather chairs where you can relax in the evening whilst being entertained by the 50” Freeview Smart TV and Bluetooth speakers. With eco wood pellet underfloor heating, Tatters Barn provides a warm and cosy base for a winter break, and the owners provide seasonal décor if you wish to spend Christmas here. When you are ready to retire for the evening there are two magnificent mezzanine bedrooms with vaulted ceilings, both accessed by spiral stairs, and one with a four poster kingsize bed for added luxury.
This quirky property provides a stunning retreat, and if you are looking for something different then you need look no further. Even the name is unusual as the barn was once used for storing potatoes which influenced the name Tatters Barn.
The small market town of Coggeshall is nearby with its many listed buildings to explore. Britain’s oldest recorded town, Colchester, is rich in history and dates back over 2000 years. The Norman castle here is a Grade I listed building and is also well worth a visit. Without a doubt, the first impression of Tatters barn is breathtaking. A lot of thought went into the design, original beams everywhere, well laid out, good furnishings and definitely has the wow factor. Really lovely bathroom, but the overhead shower very weak pressure. However for a property described as a “luxury cottage” there was a lack of attention to basic detail. Out of four bedside lamps, only one worked. On requesting replacements bulbs (which were provided immediately,) one lamp still did not work. Should have been checked before we arrived. As other visitors have also commented, I was amazed that there was an additional charge for the internet. The price stated is per device not a one off payment for connection which would have been bad enough. We had to top again as the vouchers only lasted two days. I have never come across this before, found it a bit penny pinching, a way to extract extra revenue at an inflated cost and unnecessarily annoying visitors. The property description says there is a bathroom/ toilet on the first floor with the bedrooms. This is not the case as it is four steps down from one of the bedrooms. When you open the bathroom door a blinding light comes on automatically as there are more steep steps down to the bathroom. The other bedroom, you have to go down the entire winding staircase to the ground floor to get to the other toilet. Very misleading and very annoying when you are half asleep. Not ideal in the middle of the night! The four poster was incredibly comfortable, but the other bed had a poor quality mattress which made you feel sea sick and had little support. Opposite the barn, there were three terriers that seemed to be enclosed in an outside pen most of the time, which at times barked for long periods. The area itself had very little places of interest and the local villages disappointing. Saving grace was Braintree shopping outlet which was 10 minutes away, where huge discounts were available and places to eat. If you like to shop, this is an amazing place to visit which we did several times and picked up some amazingly cheap bargains. Also a large Tesco about a mile away. On a positive note, in the Summer months, it would be lovely to use the private space available outside, ie bbq and garden. Also acres of land to go for walks and beautiful horses on the farm. Having enjoyed Holidaying in Country cottages all over the Country for over 30 years, Tatters barn was a welcome break but not somewhere we would wish to revisit.

Response on behalf of the Owner; Over the past two years, we have had many amazing reviews. Last year we received an award and just last month we had an inspection from the company and kept the 5* rating. The local area has many stunning places to visit. All of these are listed in our very detailed Guest book, which is placed on the table for guests to view. Below are just a few. Beth Chatto’s Gardens Flat ford Mill Lavenham Medieval Village Hyde Hall Audley End Marks Hall Estate Chelmsford City Race Course Maldon Tatters Barn used to store potatoes many hundreds of years ago. I think we have made the most of the space when converting it into living accommodation. Yes, it is quirky, but it works. I will answer the other complaints. The water pressure is good here. In both showers, there are large overhead roses that are rather like standing in the rain, this is why we had installed a hand held alongside which produces a higher pressure. One of the lamps has a fault, which is now being mended or will be replaced. Bulbs do go, and normally together as they have been put in at the same time to begin with. When cleaning I do check, but not every time, so for this we can only apologise. The internet. Sadly, we live in a field and apparently at the end of a line. There is a satellite dish here, it is something that I keep reviewing and hoping one day, we can get the same deals that the built up areas receive. I had to put some kind of a cap on this. I have slept in both the double beds and they seemed comfortable to us. There is such a varied range of mattresses available and we are all different. What one person likes another may not. It is a working farm. The dogs have a very luxurious pen with heat lamps etc. They sleep in the house and go out for a run early morning and night. They do bark, as do most dogs when people arrive, but then settle.

We always look for something different and were delighted with the modern interior of this old barn. Plenty of space and light plus comfortable with the under floor heating. It proved a good base for the places we wished to visit and we were blessed with good weather.

Great place of high quality. Just a shame that some of the minor details have been missed, eg lack of suitable cooking utensils, glasses etc. Kitchen layout could be better considering amount of free space. However, the above would not stop us staying again. Value for money could not be better.
