I'm sorry to say that whilst the setting was beautiful and the host very welcoming we felt unable to rate this accommodation highly. Had we known that the sound insulation between us and the flat below and our host was so poor we probably would have booked a more secluded stand alone property. The advertisement details for the property do not mention the close proximity of the other inhabitants or the fact that you can hear everything that they are doing. We could hear voices (of normal conversational level), occupants using the bathroom and walking up stairs. It made us feel uncomfortable in the knowledge that if we could hear them, that they could probably hear us. As a result we felt like we had to tiptoe around and be careful not to make any noise. We kept the TV as low as we could and felt guilty using the washing machine. This might not deter some people but it made us feel on edge. The sofa in the living room is past its best (bordering on broken) and as a result was extremely uncomfortable and we could have done with a more comfortable style of chair on the balcony. We didn't sit on the balcony for this reason but also as it was directly above the outdoor dining area for the other holiday let and therefore caused a privacy issue. The Oak and the Ash would be better suited to be let together or to two families who know eachother and don't mind the sounds travelling. Having said all this, we did find Pam the owner to be very friendly and approachable and enjoyed the views across the fields to the hills beyond.
