Beamed living/dining room. Two steps to well-equipped farmhouse-style fitted kitchen with tiled floor. Utility. External garden room with shower room and toilet. First floor: Four beamed bedrooms; two double, one with en-suite shower room and toilet, one twin and one single (for alternative sleeping only). Bathroom with shower attachment and toilet. Low ceilings throughout.

With extensive views over the surrounding countryside from this pretty beamed holiday cottage, which boasts a separate garden room built within its large garden to take advantage of the fine views. One of a pair, it has been restored to retain many of its original features and lies just 3 miles from Battle, an area awash with the history of the Norman Conquest of 1066. Winchelsea with its unspoilt shingle beach, historic Hastings and Rye are further afield, golf course within 5 miles, with many castles and NT properties to visit in the area. Walking and cycling routes locally. Shops 200 yards, pub 50 yards.

    A lovely Holiday Cottage with everything that you could need. We had read previous comments about the property and the difficulty when coming off of the driveway, we did not find this a problem at all as long as somebody directed you off. A brilliant stay in a lovely place.

    This cottage is well equipped overall, though there are several areas which are an issue e.g. the thinness of the curtains upstairs makes for early disturbance in the height of summer. Also the fridge capacity is small for a property which is sleeping 6 people and more information as to what is available e.g. the fact that the utility room in the Garden room does have a switch for hot water would have been very useful. We only discovered this at the very end of our 2 week stay. Additionally, it says parking available for 2 cars, but my daughter was harangued by a gentleman insisting that one of the 4 garage doors be "kept clear at all times" without introducing himself, or considering that this information had not been imparted to any of our party. We had discovered by sheer accident that we could park our other car in one of the garages, otherwise we would have had to have been blocking this unit all the time, through no fault of our own. This property is NOT "set back from the main road" (we have photos to prove this) and is in point of fact RIGHT on the road, to the extent that it possesses NO front door as it would be impossible to access one!! To want my daughter to park her MPV (which seats 7 people) on a small part of the drive is unacceptable and dangerous. Indeed it is EXTREMELY dangerous to join this road which, despite being a B road is, in the words of a local shopkeeper "terrifying". The amount of traffic which sped past from 5.00 am onwards EVERY day woke everyone up. This is at speeds of 60 mph regularly, though the speed limit through the village is only 30 mph!! There IS NO WAY, with 2 children (albeit very sensible ones) aged 6 and 8 years, would we EVER have considered booking this property. The description is misleading to put it mildly!! We were blessed with good weather during our stay, but had we not been the noise from the road would have been sheer misery.

There is a cottage folder with information pointing out various things I may have forgotten or that I think may be useful. One of them states within this folder that the garage in question is for access only for the fuse box if needed by adults only, no children. At no time has this been included with the cottage without prior permission. I did explain the parking on the drive to the gentleman on arrival as I do with all guests, the lady who said she was harangued had by this time walked away from the conversation. There is ample parking for 2 cars as the access we need is closest to the road and does not impede the guest parking. Unfortunately I cannot do anything about the road or speeding traffic. Had you come over to see me I may have been able to deal with the several areas of issues you had but I was not given the chance.
