A perfect retreat for couples, this spectacular studio conversion offers peace and privacy and is ideal for exploring the area’s wealth of history and attractions.

Situated in the quaint hamlet of Grafton in the West Oxfordshire countryside, on the edge of the Cotswolds, this impressive property with its private tennis court lies in a courtyard setting within 20 acres of private land. Arriving up a long gravel drive, passing a small lake and over a stone bridge, the large courtyard setting of the semi-detached Studio is idyllic. The owners’ house lies opposite, a discreet distance away and the surrounding private land is a haven for wildlife. Barn owls, kingfishers, red kites, otters, deer and grazing horses add to the beautiful setting. The front door opens into an impressive open plan living/dining room (22 x 60 ft) with vaulted double-height ceiling, polished stone floor and large wood burner. A galley-style kitchen leads through a glazed door, onto a private terrace with covered loggia. Planted with lavender, roses and shrubs, the west-facing terrace lies in front of your private tennis court with views of open grassland bordered by mature trees. With almost no light pollution the display of stars and constellations is breathtaking. The bathroom covered in travertine with over-bath shower, washstand, toilet, high quality towels and complimentary bath products. Stairs lead up to a galleried double bedroom with 6ft bed, lime-washed oak floor and Egyptian cotton bedding.
Access to parts of the main grounds is available with prior agreement. This location is ideal to relax, enjoy award winning restaurants, historic sites, shopping and nature. There are many established footpaths, including walks along the River Thames, ½ mile, and the oldest pathway in England, The Ridgeway, 11 miles, site of the White Horses and Waylands Smithy. Local attractions include Blenheim Palace, Kelmscott Manor, Buscot Park, Chedworth Roman Villa, The Cotswold Wildlife Park and Cotswold Water Park. A large choice of local Market Towns and Cotswold Towns and Villages including Bampton, Burford, Bibury, Cirencester, Witney and Faringdon offer excellent local produce and goods. The surrounding villages are abundant with award winning pubs/restaurants (five within a 6 mile radius) and local attractions from river cruises, galleries, woollen mills, perfumeries and potteries to vineyards, distilleries and breweries. Oxford 25 miles. Shop 2 miles. Pub and restaurant 1 mile.

    Lovely rural location. Intermittent noise from local airforce base at all times of day and night. Extremely clean and stylish accommodation. Bed and bedding probably ready for updating and tv signal was very hit and miss. Seating area outside and tennis court are a nice touch. Owners very friendly.
